Your Pipeline Can’t Outrun Inconsistent Prospecting

It doesn’t matter how long you’ve been in real estate, your income is still going to fluctuate in direct proportion to how consistently you prospect. It’s that simple. If you stop seeking out new clients, following up with leads or staying in touch with your network, your income will reflect it.

“Agents need to have consistency about their work habits,” says one real estate coach I interviewed for The Real Estate Agent’s Business Planner. “They can’t back off just because they’ve had a few sales, nor should they go into panic mode if they haven’t made a few sales.”

Allocate time every week to client-generation activities and treat those appointments as seriously as you would a closing. Here are six ways to keep new business flowing in today’s real estate market:

1. Farm your market. Choose a neighborhood or community to focus on and become the local expert. Share market stats, sponsor small events and create simple “what’s selling nearby” videos to post on your socials.

2. Get in front of the camera. Use short-form videos on Instagram, YouTube or TikTok to highlight listings, share quick tips or walk through local neighborhoods. People connect faster when they can see and hear you.

3. Polish your online presence. Post useful content that’s not salesy. Share client success stories, market insights and behind-the-scenes glimpses that show you’re active and knowledgeable.

4. Run targeted ads. Use social or Google ads to reach buyers and sellers in specific ZIP codes or life stages. Even small budgets can help build awareness.

5. Host a virtual workshop or Q&A. Offer short, informative sessions for first-time buyers or homeowners preparing to sell. They’re simple to run and help you establish yourself as an expert.

6. Monitor your online reputation. Ask happy clients to leave reviews on Google, Zillow and Realtor.com. These days, prospects often decide who to contact based on those ratings.
